Schedule of fees & tariff
Published under the Tenant Fees Act 2019. All fees are inclusive of VAT unless stated otherwise.
For tenants — permitted payments
Under the Tenant Fees Act 2019, the only payments we can ask a tenant for are the following:

| Refundable tenancy deposit | Capped at 5 weeks' rent (annual rent <£50,000) or 6 weeks' rent (annual rent ≥£50,000) |
| Refundable holding deposit | Capped at 1 week's rent. Held while referencing is completed. Refunded or applied to first month's rent on move-in. |
| Variation, assignment or novation of a tenancy | £50.00 (or reasonable costs if higher) |
| Early termination at tenant's request | The landlord's reasonable costs for re-letting plus rent owed until the end of the existing tenancy, whichever is lower |
| Default fee — unpaid rent | Interest at 3% above the Bank of England base rate from the date the rent was due, after a grace period of 14 days |
| Default fee — lost key or security device | The actual cost of replacement, evidenced by receipts |
| Council tax, utilities (gas, electricity, water), TV licence, communication services | Payable to the relevant provider as specified in the tenancy |
For landlords — letting service fees

For vendors — sales fees

| EPC commissioning, where required | From £75 + VAT |
Client money. All client money is held in a separate, designated client account at a UK clearing bank, kept apart from company funds.

Deposit protection. Tenant deposits are protected within 30 days of receipt in a government-authorised scheme — Deposit Protection Service (DPS), MyDeposits, or Tenancy Deposit Scheme (TDS) — as required by the Housing Act 2004 (as amended).
Other charges
Where exceptional or non-standard services are required (e.g. specialist legal advice, fire risk assessments, professional cleaning between tenancies), these are charged at cost plus a reasonable handling fee, agreed with the landlord in advance.
